Epoxy Floor Maintenance: How to Keep Your Floor Looking New for 20 Years

Epoxy floors are incredibly low-maintenance, but a few simple habits will keep yours looking showroom-fresh for two decades.
Daily / weekly: keep dust off
The single most damaging thing to an epoxy floor isn't oil, gasoline, or chemicals β it's grit. Sand and dust tracked in on shoes and tires act like sandpaper under foot traffic, slowly micro-scratching the topcoat over years. Sweep with a soft-bristle broom or, better, use a microfiber dust mop weekly. In dusty Gainesville (pollen season especially), a quick dust mop takes 90 seconds and adds years to your topcoat.
Monthly: damp mop with the right cleaner
Once a month, damp-mop with a pH-neutral cleaner. Our preferred product is Simple Green diluted 1:10 with warm water, or any commercial neutral floor cleaner. Avoid acidic cleaners (vinegar, citrus-based), ammonia-based cleaners (Windex, etc.), and never use Pine-Sol β these all dull the polyaspartic topcoat over time. A simple bucket-and-mop routine takes 15 minutes for a two-car garage.
Spills: wipe them up
Epoxy is chemical-resistant, not chemical-proof. Brake fluid and battery acid CAN damage the topcoat if left for hours. Wipe oil, gas, and chemical spills promptly with paper towels or a microfiber cloth. For tough stains, dab with Dawn dish soap on a soft cloth. For grease, mineral spirits on a rag work well without harming the finish.
What NOT to do
Don't use a steel wool pad, stiff wire brush, or abrasive scrubber β they scratch the polyaspartic. Don't pressure wash unless you stay 24 inches away from the surface (too close blows through the topcoat over time). Don't drag heavy unprotected metal across the floor (toolbox, jack stands) β use furniture sliders or carpet remnants underneath.
Annual: inspect and refresh
Once a year, walk the floor and look for any chips, gouges, or wear-through near high-traffic spots like the garage door threshold. Small issues can be touched up with a polyaspartic refresh kit (we sell touch-up packs to all our customers). Major wear (rare in residential) might warrant a single fresh topcoat β usually $400-$600 for a two-car garage, and it makes the floor look brand-new for another decade.
When to call us
