Why standard epoxy fails in commercial kitchens

Restaurant kitchens combine hot grease, harsh sanitizers, constant water exposure, heavy foot traffic, and thermal shock (boiling water and dropped ice within seconds of each other). A standard 12-mil epoxy coating won't survive. Real commercial kitchen floors need a 250-mil cementitious urethane mortar system with integral cove base and antimicrobial topcoat — completely different category from a garage floor.

What HACCP-compliant flooring requires

The Hazard Analysis Critical Control Point standards used by the FDA and USDA for food production facilities require: completely seamless flooring with no joints or cracks where bacteria can colonize, integral cove base running 4-6 inches up the wall for sanitary corner detail, slip resistance rated for wet-environment commercial kitchens (DCOF >0.42), and chemical resistance to standard kitchen sanitizers including peracetic acid and quaternary ammonium.

Our restaurant kitchen system

We install Sherwin-Williams General Polymers GP3744 cementitious urethane mortar (or equivalent) at 1/4-inch thickness. Integral cove base hand-troweled up the walls. Two coats of UV-stable polyaspartic topcoat with antimicrobial silver-ion additive. Total system thickness: 280+ mils. Service life: 15-20 years even in heaviest-use commercial kitchens. Cost: $9-$15 per sq ft installed depending on cove and drain detail complexity.
